At $700,000 in this county you have real options, and they look completely different depending on where you point the money.
Redfin reported an Anne Arundel County median sale price of $553,377 over the three months ending July 2026, up 9.6 percent year over year, at $265 per square foot. So $700,000 puts you comfortably above the middle of this market.
Here is what that actually gets you, town by town.
Severna Park: Entry to Mid
Published 2026 figures put Severna Park between roughly $717,500 and $825,000 depending on source and measurement, with Movoto reporting roughly $311 per square foot in August 2026.
At $700,000 you are in the lower half of this market. That means a solid colonial or split in one of the core neighborhoods, a well kept rancher, or an older home in a water privileged community that needs some updating.
What you are buying is the school district and the water access. Severna Park High School holds a Niche grade of A, ranks first among Anne Arundel County public high schools, and carries a GreatSchools rating of 9 out of 10.
The smart play at this number: look hard at the water privileged communities. Round Bay, Linstead on the Severn, Ben Oaks, and Berrywood convey deeded rights to community piers, slips, and beaches. You get the boat without paying waterfront prices, and at $700,000 that is often achievable where true waterfront is not.
Arnold: Comfortable Middle
A 2024 Niche dataset cited an Arnold median home value around $511,600, and the market has moved since.
At $700,000 in Arnold you are shopping well above the local median, which means a genuinely nice house rather than a compromise.
Larger colonials on real lots, updated homes in established Broadneck peninsula communities, and solid water privileged inventory on the Severn or Magothy side.
Broadneck High School holds a Niche grade of A, so you get top-tier schools alongside Severna Park without the Severna Park price base. Roughly ten minutes to downtown Annapolis.
This is arguably the best value at this number in the premium tier of the county.
Annapolis: Depends Entirely on Where
Zillow put the average Annapolis home value at $633,333 as of June 30, 2026, up 2.0 percent, with homes going pending in around 10 days.
At $700,000 you are above the city average, but what that buys varies enormously by neighborhood.
In West Annapolis or Murray Hill: a modest home in a highly desirable walkable area. You are paying for location and character, not square footage.
In Hillsmere Shores or the Annapolis Neck communities: considerably more house, plus community water access with a beach and marina.
In the Historic District: a smaller rowhouse, with historic review requirements on exterior changes and parking as a real consideration.
Not at this number: detached waterfront, or anything substantial in Wardour or Bay Ridge.
Pasadena: Waterfront Territory
Published 2026 figures for the 21122 zip code ranged from roughly $406,500 to $464,000 depending on source.
At $700,000 in Pasadena you are shopping near the top of the market, which puts you in genuinely different territory than everywhere else on this list.
This is where $700,000 buys actual waterfront, or a large newer home, or premium water privileged property with an excellent community pier arrangement.
If boating is why you are buying, this is the strongest dollar on this page. The tradeoff is schools, where Chesapeake High School holds a Niche B and Northeast High School a Niche B with a GreatSchools 5 out of 10.
One caution on Pasadena waterfront at any price: water depth at mean low water, pier condition and permit status, flood zone, and Chesapeake Bay Critical Area restrictions all matter enormously. Verify them before you fall in love.
Crofton and Odenton: The Top of the Market
Zillow put Crofton’s average at $500,194 as of June 30, 2026 and the Odenton 21113 average at $471,882 as of July 31, 2026.
At $700,000 in either, you are at the upper end, which means a large newer single family home, often with a finished basement and a good lot.
Crofton brings the county’s highest Niche grade at A+. Odenton brings the MARC station and Fort Meade proximity.
For a Fort Meade or defense contracting family, this is a lot of house for the money.
Millersville: Comfortably Above Median
Redfin reported a Millersville median of $587,000 in March 2026 at $263 per square foot.
At $700,000 you are shopping the upper portion, which gets you a larger newer home on a good lot. Millersville homes average around 2,626 square feet and roughly 20 years old.
What you are buying is location flexibility. Routes 97, 100, and 3 with I-97 running through, reaching Baltimore, Annapolis, BWI, Fort Meade, and the Washington corridor from one address.
Verify your school assignment carefully here, since Millersville addresses feed different high schools and Severn Run High School opened in 2024.
Edgewater and South County: Space and Water
South of Annapolis, $700,000 buys more land, often with water access, at the cost of a longer drive.
Practical caution: much of south county is on well and septic rather than public utilities. That means a larger inspection scope, water testing, and a septic permit to pull and reconcile against the bedroom count.
The Pattern
Most house for the money: Crofton, Odenton, or Millersville.
Best schools: Severna Park or Arnold, with Arnold the better value of the two at this number.
Actual waterfront: Pasadena, and it is not close.
Water access plus top schools: Arnold, or a water privileged community in Severna Park.
Walkability: Annapolis, accepting less square footage.
Rail access: Odenton.
At $700,000 you will not have to compromise on much. You will have to choose, which is a better problem than most buyers in this county have.

Quick Answers
Is $700,000 enough to buy a nice home in Anne Arundel County?
Comfortably. Redfin reported a county median sale price of $553,377 over the three months ending July 2026, so $700,000 puts you well above the middle of the market with real options nearly everywhere in the county.
Can I buy waterfront in Anne Arundel County for $700,000?
In Pasadena, yes. Published 2026 figures for the 21122 zip ranged from roughly $406,500 to $464,000, so $700,000 shops near the top of that market and reaches actual waterfront. In Severna Park, Arnold, or Annapolis, $700,000 generally buys water privileged rather than waterfront.
What does $700,000 buy in Severna Park?
The lower half of that market, which means a core neighborhood colonial or split, a well kept rancher, or an older home in a water privileged community. Published 2026 Severna Park figures ran between roughly $717,500 and $825,000 depending on source.
Where does $700,000 go furthest in Anne Arundel County?
Crofton, Odenton, and Millersville, where you are shopping the upper end of each market and can expect a large newer home with a finished basement and a good lot.
What is the best value at $700,000 in the premium part of the county?
Arnold. A 2024 Niche figure put the median around $511,600, so $700,000 shops well above local median while still delivering Broadneck High School with a Niche grade of A and water access on the Severn and Magothy.
