The Severna Park MD Real Estate Market in 2026

Severna Park is the market people move to Anne Arundel County for. It sits on the peninsula between the Severn and the Magothy, it has the best rated public schools in the county, it has a walking and biking trail running straight through the middle of it, and it has water access woven into the neighborhood fabric in a way almost nowhere else in the Baltimore to Annapolis corridor can match.

It is also expensive, competitive, and frequently misunderstood by buyers who look at one online estimate and assume they know what the market is doing. So let’s go through it properly: what homes actually cost in 2026, which neighborhoods do what, how the schools grade out, and what is genuinely driving the competition here.

Severna Park Home Prices in 2026: The Numbers, and Why They Disagree

Before I give you figures, one warning that matters more in Severna Park than almost anywhere else in the county. The published sources disagree with each other significantly, and if you anchor to the wrong one you will either overpay or miss a house.

Here is what the major sources reported, each labeled with its own date and methodology:

  • Redfin, May 2026: a Severna Park median sale price of $795,024 across all home types, up 15.5 percent year over year.
  • Redfin, November 2025: a median sale price of $717,500, down 2.8 percent year over year, with homes selling after an average of 36 days on market compared to 32 days a year earlier. Redfin rated Severna Park very competitive with a Compete Score of 75 out of 100, noting that many homes receive multiple offers and some sell with waived contingencies.
  • Zillow Home Value Index: an average Severna Park home value of $723,849, up 2.1 percent year over year.
  • Movoto, August 2026: a median list price of $825,000, down about 2 percent from August 2025, at roughly $311 per square foot, with a median of 55 days on market for all homes and 63 days for single family.
  • Maryland REALTORS, June 2026: Anne Arundel County as a whole at a $535,000 median sale price with an 8 day median time to contract.

How to read that spread

The range from roughly $717,000 to $825,000 is not four sources being wrong. It is four different measurements. Some report median sale price, some report median list price, some report an automated valuation index. Some measure days to contract, some measure days to settlement. And Severna Park has an unusually wide price distribution, which makes the median jumpy month to month.

That last point is the important one. Severna Park is not a homogeneous market. Redfin’s own recent sold records from spring 2026 show the spread clearly: a four bedroom on Fernwood settling at $735,000 after 32 days and 5 percent over list, a home on Avondale Circle at $890,000 at exactly list after 31 days, a home on Robinson Landing Road at $795,500 after 27 days and 6 percent over list, and a waterfront property on Boone Trail settling at $4,050,000 after 70 days. Any median that has to cover a $635,000 rancher and a $4 million waterfront estate in the same dataset is going to move around.

The practical takeaway. Severna Park has at least four distinct submarkets stacked inside one zip code, and the statewide or even citywide median tells you almost nothing about your specific target. What matters is which submarket you are shopping in.

The Four Severna Park Submarkets

1. The core neighborhoods, roughly $600,000 to $900,000

This is the volume of the market and where most buyers land. Berrywood, Benfield, Shipley’s Choice, Severna Forest, Chartwell, Severna Gardens, and Cypress Creek. Mostly colonials and split levels built from the 1960s through the 1990s, on solid lots, with community amenities that vary meaningfully from neighborhood to neighborhood.

Chartwell wraps a golf course and carries its own club amenities. Shipley’s Choice has a strong community association and consistently strong resale. Berrywood offers community water access and a pier, which is a genuinely underrated value proposition since you get Magothy access without waterfront taxes or waterfront maintenance. This band is where competition is fiercest and where preparation on the buyer side decides outcomes.

2. Water privileged communities, roughly $700,000 to $1.2 million

This is the Severna Park sweet spot that out of town buyers routinely miss. Communities like Round Bay, Linstead on the Severn, Ben Oaks, and portions of Olde Severna Park offer deeded community water access, piers, boat slips, beaches, and often a clubhouse, without the property being on the water itself.

You get the boat, the water view from a five minute walk, and the community, at a fraction of what true waterfront costs. If your lifestyle goal is Chesapeake living rather than a specific view from a specific window, this is frequently the smartest money in the entire market.

3. True waterfront, roughly $1.2 million and well up

Direct frontage on the Severn or the Magothy, private piers, deep water in the better locations. This is where the top of the Severna Park market lives and where the price ceiling is essentially set by the property itself. Values here swing dramatically based on water depth at mean low water, pier condition and permitting, protection from weather, and view orientation. Two houses on the same street with identical square footage can differ by several hundred thousand dollars because one has six feet of water at the end of the pier and the other has three.

Expect longer marketing timelines here as a matter of course, not as a warning sign. The Boone Trail sale mentioned above took 70 days, and that is entirely normal for this tier.

4. The entry tier, roughly $450,000 to $600,000

Smaller ranchers, older capes, townhomes, and the occasional condo. This is the way into the Severna Park school district for buyers who cannot get to $700,000, and it is the fastest moving segment in the market. When something clean and correctly priced comes up here, it does not last the weekend. If this is your band, you need full underwritten pre-approval and the ability to see a property the day it lists.

Schools: The Engine Under the Whole Market

You cannot analyze Severna Park real estate honestly without talking about the schools, because they are a substantial share of what buyers are paying for.

Severna Park High School holds an overall Niche grade of A and ranks as the number one public high school in Anne Arundel County, with a GreatSchools rating of 9 out of 10. It serves roughly 1,800 to 1,850 students at about a 20 to 1 student teacher ratio. Reported outcome figures include a graduation rate near 98 percent and an average SAT score around 1280. Across the community, Movoto reported an average GreatSchools rating of 8 out of 10 across the 10 public schools serving the area, alongside 8 private school options including Severn School.

Two things worth understanding about this as a buyer:

  • School attendance boundaries are not the same as the town line. Some addresses with a Severna Park mailing address feed elsewhere. Verify the actual assignment with Anne Arundel County Public Schools before you write an offer. I have seen buyers make this mistake and it is an expensive one.
  • The school premium is real and it is priced in. You are not getting these schools for free. Part of the gap between Severna Park pricing and neighboring communities is exactly this. Whether that trade is worth it depends entirely on your household, and I will tell you honestly if I think it is not.

What Actually Makes Severna Park Competitive

Four structural factors, and they compound.

Inventory scarcity in the good bands. Severna Park is essentially built out. There is very little new construction, which means supply is limited to resale. When Redfin rates the market very competitive and notes that many homes receive multiple offers with some waiving contingencies, that is the mechanism.

Location leverage. You are roughly 20 minutes to Annapolis, 25 to 30 to BWI, 30 to 40 to downtown Baltimore, and reachable to Fort Meade and the Washington employment corridor. Very few Maryland communities give you water access, top schools, and that commute triangle simultaneously.

The B&A Trail. The Baltimore and Annapolis Trail runs the length of the community and functions as connective tissue. It is used constantly, it links neighborhoods to the Severna Park Marketplace and Park Plaza retail, and it is a genuine daily lifestyle amenity rather than a brochure item. Kinder Farm Park anchors the other end of the outdoor picture.

The Chesapeake lifestyle. Boating, sailing, fishing, and community piers are not an add on here. They are the reason a large share of buyers choose Severna Park over an equivalently priced inland community. That demand does not soften easily, which is a substantial part of why values hold.

What This Means If You Are Buying Here

Come prepared or do not come. That is the short version.

Full underwritten pre-approval, not a soft pre-qualification. A clear position on inspection posture before you find the house, not after. Realistic understanding that in the tighter bands you may need to see a property within 48 hours of listing. And an honest conversation with your agent about what you will trade, because in Severna Park you will trade something. Usually it is square footage, or a garage, or the exact neighborhood, or the water access.

What This Means If You Are Selling Here

Severna Park rewards preparation more than almost any market I work, because your buyer pool is discerning and comparing you against other well presented homes. The median disguises enormous variation, which means your pricing needs to come from a live Bright MLS analysis of genuinely comparable properties, not from a neighborhood average that mixes a rancher with a waterfront estate.

Get the pre-listing condition work done. Get the photography right. If you have water access, community amenities, or pier rights, those need to be documented and marketed explicitly, because they are a meaningful share of your value and buyers cannot see them in a photo of your living room.
