The county median is high enough now that a lot of first-time buyers assume they are priced out. They usually are not. They are just looking in the wrong places.
Redfin reported an Anne Arundel County median sale price of $553,377 over the three months ending July 2026, up 9.6 percent year over year. That is the county. It is not what you have to spend, and here is where the entry points actually are.
Glen Burnie
The county’s primary entry market, and where a large share of first purchases here happen.
Published 2026 figures put Glen Burnie around $391,266 per Redfin for the three months ending May 2026, with Zillow reporting an average value of $397,810 as of July 31, 2026 and homes going to pending in around 13 days.
That is roughly $160,000 below the county median.
What you get: the shortest Baltimore commute in the county, Light RailLink access toward Baltimore, close proximity to BWI, and housing stock that is mostly older ranchers, split foyers, capes, and townhomes.
The tradeoff: older homes often need work, and neighborhood quality varies, so block-level research matters here.
Who it fits: anyone commuting to Baltimore, and anyone whose binding constraint is cash rather than income.
Brooklyn Park
Adjacent to Glen Burnie on the Baltimore City line, and generally the most accessible pricing in the entire county.
Same logic as Glen Burnie, one notch further in. Shortest commute, oldest stock, lowest entry. If your priority is getting into ownership and building equity, this belongs on your list.
Severn
Newer housing at a workable number, and the best Fort Meade position of the accessible markets.
Redfin reported a Severn median sale price of $510,000 for the three months ending May 2026, essentially flat year over year, at $243 per square foot. Homes averaged about 36 days on market with an average of 3 offers.
What you get: substantially more construction from the last 25 years than Glen Burnie, townhomes and newer single family inventory, and proximity to Fort Meade, NSA, and the defense contracting ecosystem.
Who it fits: anyone working the Fort Meade corridor, and buyers who want fewer near-term repairs and are willing to pay for it.
Pasadena
The one with water access at an accessible price, which is genuinely unusual.
Published 2026 figures for the 21122 zip code ranged from roughly $406,500 to $464,000 depending on source, with Zillow showing homes going to pending in around 6 days.
What makes Pasadena different: dozens of small communities along the Magothy, Bodkin Creek, Rock Creek, and Stoney Creek convey deeded rights to community piers, slips, beaches, and boat ramps. You can get real Chesapeake water access at a first-time buyer price point, which you cannot do anywhere else in this county.
Move fast here. Orchard reported a median of 4.86 days on market with nearly 60 percent of homes selling above list, and total inventory down 29.7 percent year over year.
The tradeoff: schools are a step below the county’s top tier. Chesapeake High School holds a Niche B and Northeast High School a Niche B with a GreatSchools rating of 5 out of 10.
Odenton
Zillow put the 21113 average value at $471,882 as of July 31, 2026, with homes going to pending in around 11 days and a median sale price of $467,500.
What you get: a MARC Penn Line station with rail to both Baltimore and Washington, a town center that keeps adding amenities, and newer townhome and single family inventory.
That station is the differentiator. Very few Anne Arundel addresses have rail, and it holds value in a way amenities do not.
Who it fits: Fort Meade employees, and anyone who may ever commute to Washington.
Riviera Beach and the North Pasadena Area
The northern end of the peninsula, with the shortest Baltimore commute of the water-access communities and pricing below Pasadena generally.
Worth a look if you want water access and your commute is Baltimore.
What Actually Makes This Work: The Programs
This is the part first-time buyers most often skip, and it is where the real money is.
Maryland state programs offer down payment and closing cost assistance for qualifying first-time buyers.
Anne Arundel County has its own program through the county’s community development office.
FHA at 3.5 percent down, with more flexible credit requirements.
VA at zero down with no monthly mortgage insurance if you are eligible. In this corridor, where a large share of buyers are military, veteran, or Department of Defense, this is frequently the single strongest option available.
USDA at zero down in eligible areas, which includes parts of south county.
These can stack, and at Glen Burnie or Pasadena price points the assistance goes considerably further than it does at $700,000.
Ask about all of them before you assume you cannot buy. I keep a running breakdown of Maryland first time homebuyer programs for 2026, and for military and veteran buyers, Maryland BAH rates heading into 2027 will tell you what your allowance actually supports here.
How to Compete as a First-Time Buyer
These markets move. Zillow showed Pasadena going pending in around 6 days, Odenton in 11, and Glen Burnie in 13.
Get fully underwritten pre-approval before you tour. Not a pre-qualification letter. In a market this fast, that difference decides whether you can compete at all.
Be able to see a property within a day or two of listing. Not the following weekend.
Decide your compromises in advance. You will trade something: square footage, the specific neighborhood, age of the home, or the commute. Know which one before you are emotional about a house.
Budget for closing costs, not just the down payment. Maryland’s transfer and recordation taxes are real money, and who pays what is negotiable in the contract rather than fixed by law. Asking a seller for closing cost help is a normal part of a Maryland negotiation.
The Honest Summary
Glen Burnie and Brooklyn Park if price is your binding constraint and you commute to Baltimore.
Severn if you work Fort Meade and want newer construction.
Pasadena if you want water access and can move fast.
Odenton if rail access or a Washington commute matters.
All five are real entry points in a county with a $553,377 median. You are not priced out. You are shopping the wrong zip codes.
