Should You Sell Your Pasadena Home This Fall?

Most Pasadena sellers assume spring is the only time to list. Summer passes, the boats come out of the water, and they tell themselves they will wait until April.

Sometimes that is right. Often it is not. Here is the honest case for selling this fall.

The Market Is Still Tight

Pasadena did not cool off just because summer ended.

For the 21122 zip code, Orchard reported:

  • A median of 4.86 days on market
  • A 102.03 percent sale to list ratio
  • 59.38 percent of homes selling above list price
  • Total inventory down 29.7 percent year over year
  • New listings down 33.1 percent

Redfin rates 21122 very competitive at 83 out of 100, with homes getting an average of 2 offers. Zillow shows homes going to pending in around 6 days.

Read that inventory number again. A third fewer new listings than last year. Buyers are still out there, and there is not much for them to buy.

Why Fall Can Beat Spring

Less competition. In spring you are one of many listings. In fall, a lot of sellers have already decided to wait. Fewer houses competing against yours means more attention on yours.

The buyers left are serious. Nobody tours houses in October for fun. Fall buyers usually have a reason: a job starting, a lease ending, a relocation, a baby coming. Serious buyers write real offers.

You beat the spring rush. Everyone waiting for April will list at the same time. If you sell now, you are not competing with them.

You can buy in the same quiet market. If you are moving within the area, you get to shop while other buyers are less active too.

Who Is Buying in the Fall

Knowing your buyer helps you market to them.

Families with school age kids mostly moved over the summer. Fall buyers skew toward first-time buyers, couples, downsizers, and people relocating for work.

That shapes what to highlight. Low maintenance, move-in ready condition, commute access to BWI, Fort Meade, Baltimore, and Annapolis, and the Pasadena lifestyle. The water, the community beaches and piers, and the fact that you can live near the Chesapeake without Annapolis prices.

Fall Prep for a Pasadena Home

Selling in fall has its own checklist.

Keep up with the leaves. A yard buried in leaves looks neglected in photos. Rake before photos and before every weekend of showings.

Clean the gutters. Buyers notice, and so do inspectors.

Add a little color. A couple of mums by the front door costs almost nothing and makes your main photo pop.

Turn the lights on. Days are shorter. Every light in the house should be on for showings, including lamps. Dark houses feel small and gloomy.

Service the heat. Buyers will run it in October. Have it serviced before you list and keep the receipt.

Handle the usual inspection items. Roof leaks, an aging water heater, GFCI and electrical issues, wood rot, and basement moisture.

If You Have Water Access, Move Now

This is the Pasadena-specific one.

If your home is waterfront or has deeded community water access, get your photos and drone footage done soon, while the trees still have leaves and the water looks its best. Late November photos of bare trees and gray water do not sell the lifestyle the way early fall photos do.

And market your water rights clearly. If your community has a pier, a slip, a beach, or a boat ramp, say which one, and say what the deed conveys. Buyers cannot see it in a photo of your living room, and it is a big part of what your house is worth.

Go live Thursday so your listing hits saved searches while buyers plan their weekend. That packs your showings into the first 72 hours.

In a market where homes go pending in about six days, your first weekend is most of the game.

When Waiting for Spring Makes Sense

To be fair, spring is still the better choice for some sellers.

If your house needs real work and you cannot get it done in the next few weeks, take the winter, do it right, and list in spring.

If your buyer is a family with kids and your house is built for them, like a larger home near a good school, spring brings more of that buyer.

If you have no reason to move yet, there is no rush. Just do not wait out of habit.
