Severn or Glen Burnie: Where Should You Buy?

By Adam Chubbuck, Team Leader, Team Alpha Charlie of Douglas Realty. Retired U.S. Navy Chief. Licensed in Maryland and Virginia.

These two come up together constantly. They are next to each other, they are both in Anne Arundel County, and they both show up in the same searches.

They are also about $120,000 apart at the median, and that gap buys something specific. Here is how to decide.

The Numbers

Severn, per Redfin for the three months ending May 2026: a median sale price of $510,000, essentially flat year over year, at $243 per square foot, up 5.2 percent. Homes received an average of 3 offers and sold in about 36 days, compared to 18 days a year earlier. 168 homes sold in May, up from 161.

For the 21144 zip code specifically, Redfin reported a $515,000 median over three months as of July 2026, up 5.1 percent, with homes selling in about 30 days and a competitive score of 80 out of 100.

Glen Burnie, per Redfin for the three months ending May 2026: a median sale price of $391,266, down 2.2 percent year over year, at $227 per square foot, down 5.0 percent. Homes received an average of 3 offers and sold in about 33 days, compared to 29 a year earlier. 185 homes sold in May, up from 175. Competitive score of 79 out of 100.

Zillow put the average Glen Burnie home value at $397,810 as of July 31, 2026, up 0.5 percent, with homes going to pending in around 13 days.

For county context, Maryland REALTORS reported an Anne Arundel County median of $535,000 for June 2026.

The short version: Severn runs right near the county median. Glen Burnie runs well below it. Both markets are competitive and both are averaging around three offers per home.

What the $120,000 Gap Buys

Newer housing. Severn has substantially more construction from the last 25 years. Glen Burnie’s stock skews older, with more 1950s through 1980s ranchers, split foyers, and capes.

Bigger lots and bigger homes. Severn’s price per square foot is higher and so are the houses. The 21144 zip reports 35 percent of households with children against a county figure of 30 percent, which tells you what kind of housing is there.

Fort Meade proximity. Severn sits closer to the Fort Meade, NSA, and defense contracting corridor. That drives a real share of the demand.

What Glen Burnie Gives You Instead

The best entry point in the county. At a median around $391,000, Glen Burnie is where a large share of first-time buyers in Anne Arundel County actually land. The median household income in the 21061 zip is reported around $73,119, and the housing is priced accordingly.

The shortest Baltimore commute. If you work downtown, Glen Burnie beats Severn by a meaningful margin.

Light rail. Glen Burnie has Light RailLink access toward Baltimore, which Severn does not.

BWI access. Both are close, Glen Burnie slightly more so.

Room to improve. Older housing stock at lower prices means more opportunity to build equity through work, if that is something you want.

The Commute Question

This is usually what decides it.

Fort Meade, NSA, or defense contracting? Severn. You are closer, and the whole community is built around that employment base. Odenton is the other option worth looking at.

Downtown Baltimore? Glen Burnie. Shorter drive, and light rail is an option.

BWI? Both work well.

Annapolis? Both are reasonable, roughly comparable.

Washington? Severn, via MD-32 and the BW Parkway, though neither is ideal for a daily D.C. commute. Odenton with its MARC station is the better answer.

Drive it at your actual commute time before you decide. Not on a Saturday.

Schools

Both are served by Anne Arundel County Public Schools, and attendance boundaries in both communities do not follow neighborhood names or mailing addresses.

Severn’s assignments have also shifted recently. Severn Run High School opened in 2024 and took roughly half of Old Mill High School’s enrollment, which changed the feeder pattern for a number of addresses in this area.

Verify the specific address with Anne Arundel County Public Schools before you write an offer. This is the most expensive assumption buyers make in this county, and it matters in both communities.

The Market Signal Worth Reading

Look at those two price-per-square-foot numbers again.

Severn: $243, up 5.2 percent year over year.
Glen Burnie: $227, down 5.0 percent.

Severn’s underlying values are firming while Glen Burnie’s softened over that period, even though Glen Burnie’s homes went pending faster per Zillow.

What that means practically: Glen Burnie may offer slightly more negotiating room right now, particularly on homes that have been sitting. Severn is tighter on price but still averaging 36 days, which is not a market where you have to decide in an afternoon.

One caution on Severn: market time went from 18 days a year ago to 36. That is a real change and it means not every Severn listing is moving quickly. Look at days on market on anything you are considering.

Who Should Buy Where

Buy in Severn if:

  • You work at Fort Meade, NSA, or for a defense contractor
  • You want newer construction and fewer near-term repairs
  • You need more square footage and a bigger lot
  • Your budget comfortably reaches the $450,000 to $600,000 range

Buy in Glen Burnie if:

  • Your commute is Baltimore
  • Price is your binding constraint and you want to stop renting
  • You want light rail access
  • You are comfortable with older housing and willing to do some work
  • You want the most achievable entry into Anne Arundel County ownership

And look at Odenton too if Fort Meade is the destination. It has the MARC station, which neither of these has, and it is worth comparing.

How to Compete in Either

Both markets are averaging around three offers per home, so come prepared.

Get fully underwritten pre-approval before you tour. Not a pre-qualification letter.

Decide your offer posture in advance. Inspection approach, earnest money, settlement flexibility.

Check whether the property is on public sewer or private septic, since parts of this area are on private systems and it changes your inspection scope.

If you are using a VA loan, lean into it. This is defense corridor territory, listing agents here see VA offers constantly, and a strong VA offer competes well.

Let’s Look at Both

Tell me your commute, your budget, and whether you want newer or are willing to do some work. I will show you real comps in both and build a tour that lets you compare them in a single afternoon.
