Selling Your Home in Severna Park

Severna Park is one of the strongest markets in Anne Arundel County. It is also one of the easiest to misprice, because the published numbers are all over the place and the market underneath them is really four separate markets.

Here is what sellers here need to get right.

Why the Published Numbers Disagree

Look at what the major sources reported for Severna Park in 2026:

  • Redfin: a $795,024 median sale price for May 2026, up 15.5 percent year over year
  • Zillow: an average home value of $723,849, up 2.1 percent
  • Movoto: an $825,000 median list price in August 2026 at roughly $311 per square foot, with a 55 day median on market
  • Redfin again: a $717,500 median for November 2025, down 2.8 percent

That is a spread of more than $100,000 across four sources describing the same town. And they do not even agree on direction.

They are not wrong. They are measuring different things across a market with an unusually wide price distribution, and that distribution is the real story.

There Are Four Severna Parks

Your house sits in one of them, and which one determines everything about your strategy.

The entry tier, roughly $450,000 to $600,000. Smaller ranchers, older capes, townhomes, the occasional condo. This is the fastest moving segment in the whole market, because it is the only way into the school district at that number. Clean, correctly priced product here does not last the weekend.

The core neighborhoods, roughly $600,000 to $900,000. Berrywood, Benfield, Severna Forest, Chartwell, Severna Gardens, Cypress Creek. Colonials and splits from the 1960s through the 1990s. This is the volume of the market and where competition is fiercest.

Water privileged, roughly $700,000 to $1.2 million. Round Bay, Linstead on the Severn, Ben Oaks, and parts of Olde Severna Park. Deeded community piers, slips, beaches, and clubhouses without owning frontage.

True waterfront, $1.2 million and well up. Direct frontage on the Severn or the Magothy. Its own market entirely.

Here is the proof it matters. Redfin’s spring 2026 sold records include a home on Robinson Landing Road settling at $795,500 after 27 days at 6 percent over list, a home on Fernwood at $735,000 after 32 days at 5 percent over, a home on Avondale Circle at $890,000 right at list after 31 days, and a waterfront on Boone Trail at $4,050,000 after 70 days.

Same town, same season, completely different outcomes. Price to your tier, not to a town median that averages a rancher and a $4 million estate.

If You Have Water Rights, Market Them Explicitly

This is where Severna Park sellers most often leave money behind.

Water access here comes in four forms worth very different amounts:

True waterfront. Your property line touches the water.

Water privileged. Your deed conveys rights to a community pier, slip, beach, or clubhouse.

Water view. You can see it, you cannot reach it from your property.

None.

If your deed conveys anything, say exactly what it conveys. Name the community. State whether it is a pier, a slip, a beach, a ramp, or a combination. And if a slip conveys or is currently available, lead with that, because in several Severna Park communities the waiting list runs years and an available slip is genuinely worth money.

A buyer cannot see any of this in a photograph of your living room. Burying it in one line of the remarks is a mistake I see constantly.

If you have true waterfront, have the details documented before you list: water depth at mean low water, pier condition and permit status, and any shoreline or bulkhead work. Those facts drive your price, and having them ready keeps a buyer from assuming the worst.

The Schools Are Part of Your Product

Severna Park High School holds a Niche grade of A, ranks first among Anne Arundel County public high schools, and carries a GreatSchools rating of 9 out of 10. Across the community, Movoto reported an average GreatSchools rating of 8 out of 10 across the 10 public schools serving the area.

That is a substantial part of why your buyer is here. State it accurately.

But confirm your assignment first. Anne Arundel County attendance boundaries do not follow mailing addresses or town lines, and some addresses with a Severna Park mailing address feed elsewhere. Verify with Anne Arundel County Public Schools before your listing goes live. If your marketing says one thing and the buyer’s due diligence says another, you have a problem at the worst possible moment.

Preparation Matters More Here Than Almost Anywhere

Your buyer pool is discerning and they are comparing you against other well presented homes at a high price point.

Handle the inspection items first. Active leaks, a water heater at end of life, GFCI and electrical panel issues, missing handrails, wood rot at trim and decking, basement moisture.

If you are on well or septic, and parts of this area are, pull the septic permit and reconcile the bedroom count against what you plan to advertise. Get the tank pumped and inspected and the water tested before you list, not during a buyer’s contingency period.

Order your HOA or community association documents early if you have one. Maryland gives buyers a review and cancellation right on those, and a slow package can stall settlement or give a hesitant buyer an exit.

Then the basics: paint, declutter aggressively, deep clean including the windows, and get the landscaping and the front door right.

Skip the kitchen renovation. At this price point buyers often want to choose their own finishes, and full kitchen renovations rarely return their cost.

Photography Is Not Optional Here

Professional, always. And if you have water access or a notable lot, use aerial.

Drone footage on the Severn or Magothy side is not a luxury. It is the only way to show the pier, the setting, and the approach, and those are the features carrying your price.

If you are listing this fall, shoot while there is still foliage.

Launch Thursday

Go live Thursday so your listing hits saved searches while buyers are planning the weekend. That concentrates showings into the first 72 hours, which is how you produce competing offers rather than one at a time.

Redfin rated Severna Park very competitive with a Compete Score of 75 out of 100, noting that many homes receive multiple offers and some sell with waived contingencies. That competition only happens if the buyers see the house at the same time.

Set Expectations by Tier

Entry and core tiers: expect movement in weeks, and plan for multiple offers if you price and prepare correctly.

Water privileged: steady, with a motivated and specific buyer pool.

True waterfront and upper bracket: expect a longer runway. Redfin reported an average of 36 days on market as of November 2025 and Movoto reported a 55 day median in August 2026, and individual waterfront sales routinely take months. The Boone Trail sale took 70 days.

That is normal for the tier, not a failure. The mistake is cutting price in week four on a property that was always going to take three months.

Know Your Net

On a $795,000 sale, transfer and recordation taxes run roughly $17,500 before commission, loan payoff, prorated taxes, and any credits. Anne Arundel County charges a 1.0 percent transfer tax, the state adds 0.5 percent, and recordation runs $7.00 per $1,000 rounded to the next $500.

Note that on sales of $1 million or more, the county transfer tax rises to 1.5 percent, which matters for the upper end of this market.

Who pays what is set by the contract, not by law. That is a negotiating lever most sellers never use.

Run a net sheet on every offer, not just the highest one.

Quick Answers

What is my Severna Park home worth?
It depends heavily on which tier you are in. Published 2026 figures ranged from $717,500 to $825,000 across four sources, which reflects a market spanning roughly $450,000 entry product to over $4 million waterfront. Your number comes from comps matched to your price tier and water status, not a town median.

How long does it take to sell a home in Severna Park?
Redfin reported an average of 36 days on market as of November 2025 and Movoto reported a 55 day median in August 2026. Entry and core tier homes move considerably faster, while true waterfront routinely takes months, which is normal for that segment.

Does community water access add value in Severna Park?
Substantially, and the amount depends on exactly what the deed conveys. Deeded rights to a community pier, slip, or beach in communities like Round Bay, Linstead on the Severn, Ben Oaks, or Berrywood are worth far more than a water view with no access. Document it and market it explicitly.

Should I mention the schools in my listing?
If your address actually feeds Severna Park High School, yes. It holds a Niche grade of A and ranks first among Anne Arundel County public high schools with a GreatSchools rating of 9 out of 10. Confirm the assignment with the school system first, since boundaries do not follow mailing addresses.

What should I fix before selling in Severna Park?
Active leaks, an aging water heater, electrical and GFCI issues, handrails, wood rot, and basement moisture. If you are on well or septic, get both inspected before listing. Then paint, declutter, and deep clean. Skip the kitchen renovation.

How much are closing costs when selling in Severna Park?
On a $795,000 sale, transfer and recordation taxes alone run roughly $17,500 before commission, loan payoff, and prorations. Anne Arundel County charges 1.0 percent transfer tax, rising to 1.5 percent on sales of $1 million or more, the state adds 0.5 percent, and recordation runs $7.00 per $1,000.

Figures reflect Redfin market data for Severna Park including sold records from November 2025 and spring 2026, Zillow Home Value Index, Movoto market trends for August 2026, Niche 2026 and GreatSchools ratings, and Anne Arundel County published tax rates. Figures change monthly. Verify school assignment and deeded water rights for your specific address.
