Arnold sells well. It has the Broadneck schools, water access on both rivers, and it sits ten minutes from downtown Annapolis at prices the city cannot match.
But that does not mean your house sells itself. Here is what Arnold sellers need to get right.
Know Who Your Buyer Is
Most of the people touring your house were just looking somewhere else.
They looked in Annapolis and wanted more space. Annapolis runs a real premium, and buyers who want a yard and a garage figure out quickly that Arnold gives them more house for the money, ten minutes from the same downtown.
Or they looked in Severna Park and wanted to spend less. Severna Park published figures ran well above Arnold in 2026. Buyers who want Broadneck-level schools and water access without that number end up here.
Either way, they are comparing. Which means your listing has to make the Arnold case explicitly, not assume they already know it.
Lead With Your Water Rights
This is the biggest thing Arnold sellers underplay.
Arnold sits between the Magothy and the Severn, and water access here comes in very different forms that are worth very different amounts.
True waterfront. Your property line touches the water.
Water privileged. Your deed conveys rights to a community pier, slip, beach, or boat ramp.
Water view. You can see it but cannot access it from your property.
None of the above.
If your deed conveys anything, say exactly what. Name the community. Say whether it is a pier, a slip, a beach, or a ramp. Say whether a slip conveys or is available, because in some Broadneck communities the waiting list runs years and an available slip is worth real money.
Burying this in one line of the remarks costs sellers money every year. A buyer cannot see a community pier in a photo of your living room.
If you have true waterfront, get the details documented: water depth at mean low water, pier condition and permit status, and whatever shoreline work has been done. Those are the facts that drive your price, and having them ready keeps a buyer from assuming the worst.
Confirm Your School Assignment
Broadneck High School holds a Niche grade of A, which puts it in the county’s top tier and is a substantial part of why buyers are looking in Arnold at all.
But Anne Arundel County attendance boundaries do not follow town lines or neighborhood names. An Arnold mailing address does not guarantee a Broadneck assignment.
Verify your specific address with Anne Arundel County Public Schools before your listing goes live. If it is Broadneck, market it clearly, because that is one of the most valuable things you can say. If it is not, you need to know that before a buyer’s due diligence tells you.
Price to Your Pocket of Arnold
Arnold is not one market.
A rancher on the Ritchie Highway corridor and a home in an established Magothy community with pier rights are different products with different buyers and different comps.
For context, Maryland REALTORS reported an Anne Arundel County median sale price of $535,000 for June 2026 with a median time to contract of 8 days. A 2024 Niche figure put Arnold’s median home value around $511,600, and pricing has moved since.
Your number comes from recent comparable sales near your address, matched to your water status. Not a town median, and not an online estimate, which cannot evaluate deeded water rights at all.
Before You List
Handle the inspection items. Active leaks, an aging water heater, GFCI and electrical panel issues, missing handrails, wood rot at trim and decking, and basement moisture.
If you are on septic, pull the permit and reconcile the bedroom count against what you are about to advertise. Get the tank pumped and inspected and the well water tested if you are on a private system. Parts of the peninsula are, and this is not something you want surfacing during a buyer’s contingency.
Paint, declutter, and deep clean. The highest return work you will do.
Handle the outside. Buyers form an opinion from the street, and Arnold buyers came here partly for the setting.
Skip the kitchen renovation. It rarely returns its cost.
Know the Critical Area Answer Before a Buyer Asks
Much of Arnold falls within the Chesapeake Bay Critical Area, which covers land within 1,000 feet of tidal waters.
Buyers will ask what they can build, add, or clear. Know the answer for your property, or at least know where to send them, which is Anne Arundel County Planning and Zoning at 410-222-7463.
And if anything on your property was built without a permit, a deck, a shed, a finished space, deal with it now rather than at settlement.
Photograph It Right
Professional photography, no exceptions. Your buyer decides whether to see the house while scrolling on a phone.
And if you have water or a good lot, use aerial. Drone footage is not a luxury on the Broadneck peninsula. It is the only way to show the setting, the pier, and the approach, and those are the things driving your price.
Shoot while there is still foliage if you are listing this fall.
Launch Thursday
Go live Thursday so your listing hits saved searches while buyers plan the weekend. That packs showings into the first 72 hours, and concentrated showings are what produce competing offers instead of one at a time.
Know Your Net
On a $535,000 sale, transfer and recordation taxes run roughly $11,700 before commission, loan payoff, prorated taxes, and any credits. Anne Arundel County charges a 1.0 percent transfer tax, the state adds 0.5 percent, and recordation runs $7.00 per $1,000 rounded to the next $500.
Who pays what is set by the contract, not by law. That is a negotiating lever most sellers never use.
Run a net sheet on every offer, not just the highest one.

Quick Answers
What is my Arnold, MD home worth?
It depends heavily on your water rights and your school assignment, neither of which an online estimate can evaluate. For context, Maryland REALTORS reported an Anne Arundel County median of $535,000 for June 2026. Your number comes from comparable sales near your address matched to your water status.
How long does it take to sell a home in Arnold?
Maryland REALTORS reported an 8 day median time to contract countywide for June 2026. Well priced, well presented Arnold homes move quickly. Waterfront and upper bracket property runs on a considerably slower clock, which is normal for those segments.
Does water access increase my home’s value in Arnold?
Substantially, and the amount depends on exactly what is conveyed. Deeded rights to a community pier, slip, beach, or ramp are worth meaningfully more than a water view with no access. Document it and market it explicitly, because buyers cannot see it in photos.
Do I need to say which high school my home feeds?
If it is Broadneck, yes, since it holds a Niche grade of A and is a major reason buyers look in Arnold. Confirm the assignment for your specific address with Anne Arundel County Public Schools first, because boundaries do not follow town lines.
What should I fix before selling in Arnold?
Active leaks, an aging water heater, electrical and GFCI issues, handrails, wood rot, and basement moisture. If you are on well or septic, get both inspected before listing. Then paint, declutter, and deep clean. Skip the kitchen renovation.
Figures reflect Maryland REALTORS Housing Statistics June 2026, Niche 2026 ratings, and Anne Arundel County published tax rates. Niche median home value figures reflect 2024 data.
