That is not a typo, and it is not a market I am hyping.
Redfin rates the 21228 zip code “most competitive,” scoring 90 out of 100. Over the three months ending July 2026, homes there received an average of 9 offers and sold in about 14 days, compared to 19 days a year earlier.
Nine offers. If you own a home in Catonsville and you have been thinking about selling, you should understand what that means.
The Numbers
Redfin, three months ending July 2026:
- Median sale price $450,000, up 7.4 percent year over year
- 14 days on market, down from 19
- 9 offers on average
- 158 homes sold in July, up from 144 the prior year
Zillow: average value $428,188, up 1.1 percent, with homes going to pending in around 6 days

Six days to pending. One month of supply. Above asking price. That is about as favorable a set of conditions as a seller gets.
Why Catonsville Is This Tight
Three reasons, and they reinforce each other.
There is almost nothing for sale. One month of supply is severe scarcity. A balanced market runs five to six months. Every buyer looking in Catonsville is chasing the same handful of houses.
The location is genuinely hard to replicate. Frederick Road gives you a real walkable main street with independent restaurants, coffee, and live music. You sit at the intersection of I-695, I-95, and I-70, with the Halethorpe MARC station nearby and UMBC next door. Downtown Baltimore is fifteen to twenty minutes.
The price point works. At a median around $450,000, Catonsville sits below Howard County and well below Severna Park while offering walkability neither one matches. Buyers priced out of those markets land here.
What This Means for You
You have leverage. Use it properly.
Nine offers is not a reason to price high. It is a reason to price correctly and let the competition do the work.
Here is the mechanic most sellers get backwards. Buyers filter by maximum price and never see listings above their ceiling. Price at or slightly below what your comps support and you put yourself in front of the largest possible pool. Then those buyers compete against each other instead of negotiating against you.
Price above your comps and you filter out the very people who would have bid your price up. In a market with 14 day averages, that mistake is expensive and it happens fast.
Set an Offer Deadline
If you expect multiple offers, and in Catonsville you should, plan for them.
Announce an offer review date in your listing. Something like live Thursday, showings through the weekend, offers due Monday at noon, response Tuesday.
This does three things. It tells buyers competition is expected, which changes how they write. It forces decisions from people who would otherwise wait. And it means you see all nine offers together instead of being pressured into accepting the first one before the strongest arrives.
Then go back to your top two or three and ask for highest and best. With a field that deep, that step frequently produces real additional value.
The Highest Offer Is Not Always the Best
With nine offers on the table, price is only one variable. Look at:
Financing type. Cash means no appraisal and fast settlement. Conventional with 20 percent down is strong. Understand that FHA and VA have their own appraisal and condition requirements.
Earnest money. A larger deposit signals commitment and gives you protection.
Inspection posture. As-is is strongest for you. Informational only, where the buyer can walk but not renegotiate, is nearly as good.
Appraisal gap coverage. With homes selling above asking, this matters. If a buyer offers to cover a gap, verify they actually have the liquid funds. An unfunded promise costs you your best week on the market before it collapses.
Settlement flexibility. If you need a specific date or a rent-back, a buyer who accommodates that has real value.
Run a net sheet on every serious offer. A higher price with a big closing cost credit can net you less than a lower clean one.
Still Do the Work
A hot market does not excuse skipping preparation. Here is why.
With 158 homes selling in a month and inventory that thin, buyers are touring everything available in one weekend and comparing directly. The prepared house gets nine offers. The one with dark photos and a cluttered kitchen gets two.
What matters most, in order:
Paint. The highest return dollar you will spend.
Declutter aggressively. Take out about a third of your furniture.
Deep clean, including the windows.
Fix the inspection items: roof leaks, an aging water heater, GFCI and electrical issues, missing handrails, wood rot, basement moisture.
Landscaping and the front door. That is your primary listing photo.
Professional photography, no exceptions.
Skip the kitchen renovation. It rarely returns its cost, and in this market you do not need it.

Go live Thursday so your listing hits saved searches while buyers plan the weekend. That concentrates showings into 72 hours, which is precisely how you turn interest into nine simultaneous offers rather than a trickle.
One Catonsville Note
Catonsville is in Baltimore County, not Anne Arundel, which means Baltimore County’s own transfer and recordation tax structure applies rather than the rates you may have seen for Anne Arundel.
Have your agent and title company run your actual net figures, and remember that who pays what is set by the contract, not by law. With nine offers, you have unusual leverage on that allocation.
