Selling a Home in Millersville, MD: What You Need to Know Before

Millersville is a good market to sell into. It is also a market where the wrong pricing approach costs you real money, because the numbers here move around more than most sellers realize.

Here is what I tell my Millersville listing clients.

Start With the Actual Numbers

Redfin reported a Millersville median sale price of $587,000 in March 2026, down 1.7 percent from a year earlier. Price per square foot was $263, up 10.0 percent. Homes sold in about 30 days on average, compared to 32 days the year before. Redfin described the market as very competitive.

Now look closer, because there is a story in those numbers.

The median went down slightly while price per square foot went up 10 percent. That sounds contradictory and it is not. It usually means the mix of what sold shifted, more smaller homes, fewer large ones, or a few high end sales in the prior year that did not repeat.

And the sample is small. Eighteen homes sold that month. One unusual sale moves that median noticeably.

What this means for you: do not price off a headline median. In a market this size, the median is a weak guide. Your number comes from actual comparable sales near your address, adjusted for your condition and your specifics.

Know Which Millersville You Are Selling

This is the part that separates a good Millersville listing from a mispriced one.

Homes.com reports the average home value in the Shipley’s Choice area at about $665,207, against that $587,000 town-wide median. The north side of Millersville runs meaningfully more accessible.

Same 21108 zip code. Very different comps.

Your listing needs to be priced against the homes a buyer would actually cross-shop with yours, not against a town average that includes both ends.

Confirm Your School Assignment Before You Market It

Millersville addresses feed different high schools depending on the specific property, and Severn Run High School opened in 2024 and took roughly half of Old Mill High School’s enrollment. That changed assignments for a number of addresses.

Some northeastern Millersville addresses feed Severna Park High School, which holds a Niche A and ranks first among Anne Arundel County public high schools. That is worth marketing accurately.

Confirm yours with Anne Arundel County Public Schools before your listing goes live. If your marketing says one school and the buyer’s due diligence says another, you have a credibility problem at best and a dead deal at worst.

Know Your Buyer

The 21108 zip has a median household income around $128,930, a median age around 42, and only about 11 percent renters. Homes average around 2,626 square feet and roughly 20 years old.

Your buyer is likely a settled family with income, buying a house they intend to stay in a long time. They are not looking for a flip. They are looking for a home that has been taken care of.

That rewards preparation heavily. This buyer notices deferred maintenance and reads it as a warning sign.

Do These Before You List

Handle the inspection items. Roof, water heater, GFCI outlets and panel issues, handrails, wood rot at trim and decks, basement moisture. These become repair requests and negotiating leverage if you leave them.

Skip the kitchen renovation. It rarely returns its cost. Put the money into paint, lighting, landscaping, and decluttering.

Win the approach. Edge the beds, mulch, pressure wash, get the cans out of sight. Cheap, and it resets the tone of every showing.

Professional photography, no exceptions. Your buyer is scrolling on a phone before they ever call an agent.

If you are on well or septic, pull the septic permit and get the system pumped and inspected before you list. Parts of Millersville are on private systems and this is not something you want surfacing during the buyer’s contingency period.

Launch Thursday

Go live Thursday. It puts your listing in front of buyers while they plan the weekend, which concentrates showings into the first 72 hours.

Concentrated showings are how you get multiple offers instead of one at a time. In a market averaging 30 days, that first weekend is the most valuable real estate you have.

Know Your Net Before You Accept Anything

On a $587,000 Millersville sale, transfer and recordation taxes run roughly $12,900 before commission, loan payoff, prorated taxes, and any credits. Anne Arundel County charges 1.0 percent transfer tax, the state adds 0.5 percent, and recordation runs $7.00 per $1,000 rounded to the next $500.

Who pays what is set by the contract, not by law. That makes it a negotiating lever rather than a fixed cost, and most sellers never realize it is on the table.

A higher offer with a large closing cost credit can net you less than a lower clean offer. Run a net sheet on every offer, not just the top one.
