Hanover is a good market to sell into, and it has a quirk that most sellers here do not use to their advantage.
Your zip code spans two counties. Which side you are on changes your closing costs, your buyer’s tax picture, and your school marketing. Getting that right is worth real money.
Here is what I tell my Hanover listing clients.
The Market You Are Selling Into
Published 2026 figures for 21076:
- Redfin: median sale price $533,000, up 4.4 percent year over year, at $269 per square foot, up 15.5 percent. Homes receive an average of 2 offers and sell in about 21 days, down from 25 days the prior year. Redfin rates the market very competitive
- Zillow: average value $539,976, with homes going to pending in around 11 days
- Movoto: median list price $585,000, 116 active listings
- RealtyTrac: 289 properties sold over a twelve month period
The number to focus on is price per square foot, up 15.5 percent. That is a strong signal that underlying values are rising, and it is more reliable than a median, which shifts with whatever happened to sell that month.
And market time improved. Twenty-one days versus 25 a year ago, with more sales closing. Demand is real here.
Market Your County Advantage
This is the Hanover-specific move most sellers miss.
If you are on the Howard County side, say so, and say it clearly. Howard County Public Schools is consistently among the strongest systems in Maryland. Howard-side Hanover addresses commonly feed Hanover Hills Elementary, Thomas Viaduct Middle School, and Long Reach High School.
That is a significant value driver, and a buyer scanning listings cannot tell which side of the county line you are on from the address. If you do not tell them, they will not know.
If you are on the Anne Arundel side, market the Anne Arundel advantages: proximity to Fort Meade and BWI, and the county tax picture.
Either way, confirm your county and your school assignment before your listing goes live. If your marketing says one thing and the buyer’s due diligence says another, you have a problem at the worst possible moment.
Know Your Buyer
The 21076 zip has a median household income reported between roughly $112,841 and $146,869 depending on source, a median age around 36 to 40, and roughly 54 percent of residents holding a bachelor’s degree or higher.
About 13 percent of civilians here are veterans, roughly double the national rate. This is Fort Meade, NSA, and defense contractor territory.
Two things follow from that.
Expect VA offers, and do not discount them by reflex. VA buyers in this corridor are well qualified and common. An agent who steers you away from a strong VA offer out of habit is costing you money.
Your buyer is often on a timeline they do not control. Report dates, contract start dates, and clearance timelines drive when people need to move. Settlement date flexibility is worth real negotiating value to this buyer pool.
Price to Your Actual Product Type
Hanover is townhome heavy. In a recent month, Redfin showed 44 townhouses and 4 condos among active inventory in 21076, alongside detached homes.
Those are different markets and they need different comps. A townhome should be priced against townhome sales in comparable communities, not against a zip code median that mixes in detached inventory.
The published spread illustrates the problem: $533,000 from Redfin, $539,976 from Zillow, $545,176 from RealtyTrac, and a $585,000 median list price from Movoto. Those are measuring different things across a mixed housing stock.

Before You List
Handle the inspection items. Roof, water heater, GFCI and panel issues, handrails, wood rot, basement moisture. Newer housing stock does not mean no issues, and buyers here are sophisticated.
Get your HOA documents in order early. Most Hanover communities have associations. Maryland gives buyers a review and cancellation right on those documents, and a slow package can stall a settlement or hand a wavering buyer an exit.
Skip the kitchen renovation. Put money into paint, lighting, landscaping, and decluttering.
Professional photography, no exceptions. With 116 active listings competing, your photos decide whether you get the showing.
Launch Thursday
Go live Thursday so your listing hits saved searches while buyers plan the weekend. That concentrates showings into the first 72 hours, and concentrated showings are how you generate multiple offers instead of one at a time.
In a market averaging 21 days with 2 offers per home, that first weekend does most of the work.
Know Your Net
On a $533,000 sale on the Anne Arundel side, transfer and recordation taxes run roughly $11,700 before commission, loan payoff, prorated taxes, and credits. Anne Arundel charges 1.0 percent transfer tax, the state adds 0.5 percent, and recordation runs $7.00 per $1,000 rounded to the next $500.
Howard County has its own transfer and recordation structure, so if you are on that side, your numbers differ. Have your agent and title company run the actual figures for your county.
Who pays what is set by the contract, not by law. That is a negotiating lever, and in a market where buyers are often stretched on cash to close, it is a productive one.
Run a net sheet on every offer, not just the highest.
