Now a Good Time to Buy or Sell in Millersville? A 2026 Reality Check

Both sides ask me this. Here is the honest answer with the actual numbers, and it is different depending on which side of the table you are on.

The Current Picture

For Millersville as of March 2026, per Redfin:

  • Median sale price: $587,000, down 1.7 percent year over year
  • Price per square foot: $263, up 10.0 percent year over year
  • Days on market: about 30 on average, versus 32 the prior year
  • Homes sold: 18 that month, up from 16 the prior year
  • Market condition: very competitive

For county context, Maryland REALTORS reported an Anne Arundel County median of $535,000 with an 8 day median time to contract for June 2026.

On rates, Freddie Mac reported the 30 year fixed averaging 6.67 percent as of August 13, 2026, down slightly from the prior week and up from 6.58 percent a year earlier.

The Number That Confuses People

Median down 1.7 percent, price per square foot up 10.0 percent.

Those look contradictory. They usually are not. When the median falls while price per square foot rises, it typically means the mix of what sold changed rather than values falling. More smaller homes trading, fewer large ones, or a handful of high end sales in the prior year that did not repeat.

The 10 percent price per square foot increase is the more meaningful number here, because it is less sensitive to what happened to sell that month.

And the sample is small. Eighteen sales. Treat any Millersville median as directional, not precise.

If You Are Selling

Conditions are reasonable and preparation matters more than timing.

Thirty days on average is a healthy market. Not a frenzy, not a stall. Price per square foot rising 10 percent means underlying values are holding up.

But 30 days is an average, and averages hide the split. Prepared, correctly priced homes in Millersville move considerably faster than that. Overpriced or under-prepared homes sit and drag the average up.

The honest caution: in a market this size, with 18 sales in a month, your pricing cannot come off a town median. It has to come from actual comparables near your address, in your pocket of Millersville. The gap between the Shipley’s Choice area, where Homes.com puts the average value around $665,207, and the north side is large enough that a town-wide number will mislead you in one direction or the other.

If You Are Buying

It is competitive but not brutal, and that is a real opportunity.

Redfin rated the market very competitive, and 30 days on market means you generally have more room to think than you would in Pasadena, where Zillow showed homes going pending in around 6 days.

You are also getting more house. Millersville homes average around 2,626 square feet at roughly 20 years old. Compared to Severna Park, you get more square footage and lot for the money.

Where to be careful: price per square foot rose 10 percent year over year. Values are moving even though the headline median dipped. Do not read that median decline as softness and expect to negotiate hard, because the underlying numbers do not support that read.

Should You Wait?

Rates have been range bound in the mid to high 6s for an extended stretch with no reliable forecast for a decline. Waiting for a specific number is a bet on something nobody can call.

You can refinance a rate. You cannot refinance a purchase price.

But waiting is genuinely right if your income is unstable, your reserves are thin, you carry significant high interest debt, or you might move within two or three years. Transaction costs on a short hold will exceed your appreciation.

The timing question is mostly the wrong question. The right ones: is my income stable, are my reserves adequate, will I be here five years, and can I carry the payment at today’s rate rather than one I hope for.

What Both Sides Should Do Now

Sellers: get a real valuation from comparables in your specific pocket, not a town median or a Zestimate. Handle your pre-listing inspection items. Confirm your school assignment, since Severn Run High School opened in 2024 and changed assignments for a number of Millersville addresses. Then launch Thursday.

Buyers: get fully underwritten pre-approval before you tour. Verify the school assignment and whether the property is on public sewer or septic for any address you like. Decide your offer posture in advance.
