Everybody in this county talks about Severna Park, Annapolis, and Pasadena. Almost nobody writes about the north end.
That is a mistake, because Linthicum and Ferndale sit on top of BWI, the light rail, and the shortest Baltimore commute in Anne Arundel County, at prices well below the county median.
Here is the honest read on both.
The Numbers
Linthicum, 21090. Redfin reported a median sale price of $475,000 over the three months ending August 2026, up 4.0 percent year over year, at $214 per square foot. Homes sold in about 33 days, compared to 23 days a year earlier. Redfin rates the zip code very competitive at 81 out of 100.
Other sources put it lower. Movoto reported a median list price of $439,000 at $229 per square foot as of October 2026. RealtyTrac showed a 21090 median around $439,950, with homes for sale up substantially year over year.
Ferndale. Redfin reported new listings at a median list price around $377,000, with homes staying on the market about 26 days and receiving 1 offer on average. Ferndale sits inside the 21061 zip, where Redfin reported a median sale price of $400,000 over the three months ending June 2026, up 2.5 percent, at $241 per square foot, with homes receiving 3 offers and selling in about 29 days.
County context. Redfin reported an Anne Arundel County median of $553,377 over the three months ending July 2026, up 9.6 percent.
Read that gap. Linthicum runs roughly $80,000 below the county. Ferndale runs well over $150,000 below. In a county where affordability is the whole conversation, that matters.
What Linthicum Actually Is
A small, established, well kept community sitting right next to BWI.
Older housing stock with character, mature trees, and a genuine neighborhood feel that the newer parts of the county do not have. Modest ranchers and capes alongside larger homes, which is why the price range in 21090 runs from roughly $150,000 to $925,000 per RealtyTrac.
What you are buying:
BWI, essentially next door. If you travel for work, this is hard to beat anywhere in the region.
Light rail and MARC. BWI Business District light rail and the BWI Rail Station put Baltimore and Washington within reach without driving.
The Baltimore and Annapolis Trail. It runs through here, connecting toward Glen Burnie, Severna Park, and Annapolis.
I-95, I-195, I-695, and the Baltimore-Washington Parkway, all within minutes.
The honest tradeoff: you are next to an airport. Aircraft noise varies considerably by exact location, and it is something you should evaluate in person at different times of day rather than assume.
What Ferndale Actually Is
The value play, and one of the most accessible entry points in Anne Arundel County.
Ferndale sits between Glen Burnie and Linthicum, with roughly 16,638 residents and around 6,236 jobs. Redfin scores it with a Walk Score of 39, which is to say it is a driving community.
What you are buying:
Price. New listings around a $377,000 median put this near the bottom of the county, with the median household in reach.
Light rail access toward Baltimore.
Proximity to BWI and the whole north county employment corridor.
Older, smaller housing stock, which means both lower entry and more opportunity to build equity through work.
The honest tradeoff: limited walkability, older homes that often need updating, and no water access.
Who Should Look Here
Buy in Linthicum if:
- You travel for work and want to be near BWI
- You want an established small community feel at a below-county price
- You commute to Baltimore or Washington and want rail as an option
- You are comfortable evaluating aircraft noise for yourself
Buy in Ferndale if:
- Price is your binding constraint and you want into Anne Arundel County ownership
- You commute to Baltimore or work near BWI
- You are comfortable with older housing that may need work
- You want the most achievable entry point in the county
Look elsewhere if: you want water access, walkability, or newer construction. Pasadena, Severna Park, and Odenton all serve those better.
What to Watch in This Market
The data disagrees, and that tells you something.
Redfin showed the 21090 median at $475,000 up 4.0 percent, while RealtyTrac showed a median sold price down 13.77 percent year over year and homes for sale up 92 percent.
Those are not the same story, and the likely explanation is a small market where the mix of what sold shifted. Look at the 21090 sold records and you can see the range: a home on Hampton Road at $264,900 after 37 days, and one on Patapsco Road at $475,000 after 35 days, both selling right at list price.
What this means for you: do not price or offer off a zip code median here. These are small markets where one unusual month moves the number. Comps need to be matched to your specific product type and street.
And market time has lengthened. Linthicum went from 23 days a year ago to 33. That is a real change and it means buyers have slightly more room than they did, while sellers need to price more carefully.
Practical Things to Check
Aircraft noise, in person, at different times. Go stand in the yard. This varies more than a map suggests.
The age of the systems. Older housing stock here means roofs, HVAC, water heaters, and electrical panels deserve attention. Budget accordingly.
Whether the property is on public sewer. Most of this area is, but verify.
School assignment for the specific address. Anne Arundel County boundaries do not follow neighborhood names. Confirm with the school system.
Flood and drainage, particularly in the lower lying portions near the creeks.
