Is Now a Good Time to Buy or Sell in Hanover? A 2026 Reality Check

Both sides ask me this. Here are the actual numbers and an honest read on what they mean, depending on which side of the table you are on.

The Current Picture

For the 21076 zip code in 2026:

  • Median sale price: roughly $533,000 to $585,000 depending on source. Redfin reported $533,000 up 4.4 percent, Zillow’s average value at $539,976 down 0.4 percent, RealtyTrac at $545,176, Movoto’s median list price at $585,000
  • Price per square foot: $269, up 15.5 percent year over year per Redfin
  • Speed: about 21 days on market per Redfin, down from 25 the prior year. Zillow showed pending in around 11 days
  • Competition: Redfin rates 21076 very competitive, with homes receiving an average of 2 offers
  • Inventory: Movoto reported about 116 active listings, with 289 properties sold over twelve months per RealtyTrac

On rates, Freddie Mac reported the 30 year fixed averaging 6.67 percent as of August 13, 2026, down slightly from the prior week and up from 6.58 percent a year earlier.

The Number That Matters Most

Price per square foot up 15.5 percent while the median moved much less, and in Zillow’s case slightly down.

That combination usually means the mix of what sold changed, not that values fell. More townhomes and smaller units trading, fewer large detached homes, will pull a median down while per square foot values rise.

Take the 15.5 percent seriously. It is the more reliable signal here, because Hanover has a genuinely mixed housing stock and the median swings with product mix.

If You Are Selling

Conditions are good.

Market time improved to 21 days from 25. Homes are getting 2 offers on average. Price per square foot is up double digits. Redfin rates the market very competitive.

But 116 active listings means you have real competition. This is not a market with no inventory. Buyers have choices, which means presentation and pricing decide your outcome rather than scarcity carrying you.

The Hanover-specific move: if you are on the Howard County side of the zip code, market that. Howard County Public Schools is among the strongest systems in Maryland and buyers cannot tell which side of the county line you are on from the address. Sellers leave money on the table by not saying it.

If You Are Buying

It is competitive but workable.

Twenty-one days on market and 11 days to pending means you need to move, but you are not in a four-day market like Pasadena. You generally get a weekend.

And you have selection. With around 116 active listings and a mixed stock of detached homes, townhomes, and condos, there is genuine choice here in a way there is not in tighter Anne Arundel submarkets.

Where to be careful: price per square foot up 15.5 percent means values are moving. Do not read Zillow’s 0.4 percent decline as softness and expect to negotiate hard, because the underlying data does not support that.

And run both county scenarios. Whether an address is Anne Arundel or Howard changes your property tax bill, your closing costs, and your school assignment. That is a material difference and it is invisible from the street.

Should You Wait?

Rates have been range bound in the mid to high 6s for an extended stretch with no reliable forecast for a decline. Waiting for a specific number is a bet on something nobody can call.

Meanwhile Hanover price per square foot rose 15.5 percent year over year. You can refinance a rate. You cannot refinance a purchase price.

But waiting is genuinely right if your income is unstable, your reserves are thin, you carry significant high interest debt, or you might move within two or three years. Transaction costs on a short hold will exceed your appreciation.

The timing question is mostly the wrong question. The right ones: is my income stable, are my reserves adequate, will I be here five years, and can I carry the payment at today’s rate rather than one I hope for.

If those are yes, the macro picture is secondary. If any is no, no market fixes it.

A Note for Military and DoD Buyers

About 13 percent of civilian residents in 21076 are veterans, roughly double the national rate, and Hanover sits in the middle of the Fort Meade, NSA, and defense contracting ecosystem.

Two practical points. VA offers compete well here because listing agents see them constantly and understand them. And if your timeline is driven by a report date or a contract start, settlement date flexibility is a real bargaining chip in both directions.

What Both Sides Should Do Now

Sellers: confirm your county and school assignment, price against comparables matched to your product type rather than a zip median, get your HOA documents ready early, and launch Thursday.

Buyers: get fully underwritten pre-approval, verify which county each address is in and what that means for taxes and schools, and read the HOA documents rather than skimming them.
