These two sit right next to each other, they both serve the Fort Meade corridor, and buyers cross-shop them constantly.
They are also closer in price than most people expect, which means the decision comes down to things other than money. Here is how to sort it.
The Numbers
Crofton. Zillow put the average home value at $500,194 as of June 30, 2026, up 0.2 percent year over year, with homes going to pending in around 7 days. RealtyTrac reported a 21114 median around $461,986 at $270 per square foot, with the September 2026 median sold price at $466,100, up 6.24 percent year over year.
Odenton. Zillow put the 21113 average value at $471,882 as of July 31, 2026, down 0.1 percent, with homes going to pending in around 11 days and a median sale price of $467,500. RealtyTrac reported a 21113 median around $465,563 at $249 per square foot, with the September 2026 median sold price at $526,700, up 9.46 percent. Movoto reported a July 2026 median list price of $484,000 with 28 days on market.
County context. Redfin reported an Anne Arundel County median of $553,377 over the three months ending July 2026, up 9.6 percent, at $265 per square foot.
The short read: these two are within roughly $30,000 of each other at the median, and both sit below the county. Price alone will not decide this for you.
One Caution on the Data
Redfin reported a Crofton median of $350,000 for January 2026, down 13.9 percent, with homes averaging 56 days on market.
That is a single month in a small market and it reads as an outlier, not a trend. Zillow’s broader average for Crofton six months later was $500,194 and showed homes going pending in about a week.
Look at the Crofton sold records from early 2026 and you can see the spread: a home on Eton Way at $560,000 after 31 days, one on Windy Oak Court at $490,000 after 71 days, and one on Lizbec Court at $330,000 after 25 days.
Translation: Crofton has a wide range of housing, and any single month’s median tells you very little. Shop the product type, not the town average.
What Odenton Gives You
The MARC station. This is the single biggest differentiator and it is not close.
Odenton has a MARC Penn Line station, which means rail access to both Baltimore and Washington. Crofton does not. If a Washington commute is part of your life, even occasionally, that station changes everything.
Fort Meade proximity. Odenton sits closer to the installation and the surrounding defense ecosystem.
A town center that keeps growing. The Odenton Town Center area has been steadily adding density, housing, and amenities.
More newer inventory. Including townhomes and newer single family product at price points that work for a first purchase.
And the demographics tell the story. The 21113 zip has a population around 45,822, a median household income around $102,018, and 33 percent of households with children against a county figure of 30 percent. That is a young, family-heavy, employment-driven market.
What Crofton Gives You
The highest Niche grade in the county. Crofton holds an overall grade of A+ and ranks first in Anne Arundel County for raising a family.
A newer high school. Crofton High School opened relatively recently and has drawn strong early reviews. Before it existed, Crofton students dispersed to other schools, so this was a meaningful addition.
Access to both metros without being tied to one. US-301, MD-3, and I-97 put you in reasonable position for Baltimore, Washington, and Annapolis.
A more established feel. Crofton was planned and it shows. Mature trees, a golf course, and a community identity that Odenton, with its newer growth, is still building.
Price per square foot runs higher. RealtyTrac showed $270 in 21114 against $249 in 21113, which tells you Crofton homes carry a modest premium for comparable space.
How to Decide
Choose Odenton if:
- You commute to Washington, or might
- You work at Fort Meade, NSA, or for a defense contractor
- You want newer construction and lower near-term maintenance
- Rail access matters to you now or later
Choose Crofton if:
- Schools are your top priority and the A+ grade carries weight for you
- You want a more established community with mature landscaping
- You commute toward Annapolis or split between metros
- You prefer a planned community feel over newer development
The honest tiebreaker: if you will ever put someone on a train, Odenton. That station is permanent infrastructure and it holds value in a way amenities do not.
Things to Verify in Both
The school assignment for the specific address. Boundaries in Anne Arundel County do not follow town lines or neighborhood names. Severn Run High School opened in 2024 and changed feeder patterns for a number of addresses in this general area. Confirm with Anne Arundel County Public Schools before you write.
The HOA. Both communities have plenty of associations. Maryland gives you a review and cancellation right on those documents. Use it, and check rental restrictions specifically if orders or a job change could ever require you to rent rather than sell.
Public sewer or septic. Most of both is on public utilities, but verify for the specific property.
How to Compete
Zillow showed Crofton going pending in around 7 days and Odenton in around 11. Redfin reported Crofton homes receiving an average of 2 offers.
Get fully underwritten pre-approval before you tour. Not a pre-qualification letter.
Decide your offer posture in advance: inspection approach, earnest money, settlement flexibility.
If you are using a VA loan, lean into it. This is defense corridor territory. Listing agents here see VA offers constantly and a strong one competes well.
