Pasadena is the best value on the Anne Arundel peninsula, and I say that as someone who runs a property management company out of it.
You get real Chesapeake water access, community piers and beaches, and a commute that works for Baltimore, BWI, Fort Meade, and Annapolis, at prices Severna Park and Annapolis cannot match.
Here is what you need to know before you start touring.
What Homes Cost
For the 21122 zip code, published 2026 figures vary by source:
- Zillow: average value $421,312, up 0.6 percent, with homes going to pending in around 6 days
- Orchard, trailing 30 days: median $406,500, up 8.5 percent, at $225.25 per square foot
- PropertyIQ, through June 2026: median $464,000, up 3.7 percent
- Redfin: average around $443,000, with a Compete Score of 83 out of 100 and homes receiving an average of 2 offers
For context, Maryland REALTORS reported an Anne Arundel County median of $535,000 for June 2026. Pasadena runs well below the county.
Be Ready to Move Fast
This is the part buyers underestimate.
Orchard reported a median of 4.86 days on market for the 21122 zip, a 102.03 percent sale to list ratio, and 59.38 percent of homes selling above list price. Inventory was down 29.7 percent year over year, with new listings down 33.1 percent.
Nearly six in ten homes selling above asking, in under five days, with a third fewer new listings than last year. That is a tight market in the mid bands.
What that means for you:
- Get fully underwritten pre-approval before you tour. Not a pre-qualification letter.
- Be able to see a property within a day or two of it hitting the market.
- Decide your offer posture in advance: inspection approach, earnest money, settlement flexibility, and whether you would consider appraisal gap coverage.
The Water Question Comes First
Before you look at a single house, decide what you need from the water. It cuts the search dramatically.
True waterfront. Your property line touches the water. Highest price, and value swings on water depth at mean low water, pier condition, and protection.
Water privileged. Your deed conveys rights to a community pier, slip, beach, or boat ramp. This is the Pasadena sweet spot. You get the boat and the beach without the waterfront assessment, flood insurance premium, or pier maintenance.
Water view. You can see it, you cannot access it. Worth less than water privileged, and listing language often blurs the two.
None.
Ask these before you offer on a water privileged home: Is a slip actually available or is there a waiting list, and how long? How deep is the water at the community pier at low tide? What condition is the pier in and does the association have reserves? Does the right convey with the deed?
Read the deed, not the listing description. “Water oriented community” is marketing, not a legal right.
Pasadena-Specific Due Diligence
Septic and well. Parts of Pasadena are on private systems. Septic is permitted for a specific bedroom count, which may not match the listing. Pull the permit from the Anne Arundel County Department of Health at 410-222-7193, and budget for a separate septic inspection and water testing including radium.
Chesapeake Bay Critical Area. Covers all land within 1,000 feet of tidal waters, which is a lot of Pasadena. It brings a 100 foot buffer, impervious surface limits, and restrictions on additions and tree clearing. If you plan to add on or put in a pool, verify with Planning and Zoning at 410-222-7463 before you close.
Flood zone. Pull the determination and get an actual insurance quote on anything waterfront or low lying.
Schools
Two high schools split the peninsula. Chesapeake High School holds a Niche grade of B and a GreatSchools rating of 7 out of 10. Northeast High School holds a Niche B and a GreatSchools rating of 5 out of 10.
Which side of the boundary an address falls on affects both your children and your resale. Verify the specific address with Anne Arundel County Public Schools. Boundaries do not follow mailing addresses.
Where Your Budget Lands
Under $350,000. Condos, townhomes, smaller ranchers, and older cottages. Redfin put Pasadena condos around a $370,000 median list price with roughly 41 days on market.
$350,000 to $500,000. The heart of the market. Ranchers, split foyers, split levels, and colonials, many with deeded community water access. This is the fastest moving band and where that sub five day median comes from.
$500,000 to $800,000. Larger and newer homes, strong water privileged inventory, and entry level waterfront on the narrower creeks. This band moves at a more reasonable pace, which means more room to think.
$800,000 and up. True waterfront on the Magothy, Bodkin Creek, Rock Creek, and the better Stoney Creek positions. Different clock entirely.
The Bifurcation Worth Knowing
Redfin’s own sold records show both markets operating at once. A home on Appalachian Drive settled 5 percent over list after 24 days. A waterfront on Marco Drive settled 20 percent under list after 148 days.
Same zip code. Correctly priced inland and water privileged inventory moves in days. Waterfront and overpriced listings sit for months.
