Buying a Home in Millersville, MD: A Straight Guide for 2026

Millersville sits in the middle of Anne Arundel County, between Baltimore and Annapolis, and that location is most of the reason people buy here.

Here is what you actually need to know before you start touring.

What Homes Cost

Redfin reported a Millersville median sale price of $587,000 in March 2026, down 1.7 percent year over year, at $263 per square foot, up 10.0 percent. Homes averaged about 30 days on market, compared to 32 days the prior year. Redfin rated the market very competitive.

For context, Maryland REALTORS reported an Anne Arundel County median of $535,000 for June 2026. Millersville runs above the county.

One caution on that number. Only 18 homes sold in Millersville that month. In a sample that small, one unusual sale moves the median noticeably. Do not treat $587,000 as a firm target.

And the range within town is wide. Homes.com puts the average value in the Shipley’s Choice area around $665,207, while the north side of Millersville runs meaningfully more accessible. Shop the pocket, not the town average.

What Your Money Buys

Millersville homes average around 2,626 square feet and about 20 years old, which tells you the housing stock skews larger and newer than much of the county.

You will see colonials and newer construction, along with 1970s and 1980s split foyers and split levels in the established neighborhoods, and larger newer homes in the developments that went in over the last two decades.

Compared to Severna Park or Arnold, you generally get more square footage and more lot for the money. Compared to Glen Burnie or Severn, you pay more.

The Location Case

This is the real argument for Millersville.

You sit near the intersection of Route 97, Route 100, and Route 3 / Veterans Highway, with I-97 running through. Baltimore, Annapolis, BWI, Fort Meade, and the Washington corridor are all reachable from one address.

That crossroads position is why Millersville draws such a mixed buyer pool. Federal employees, defense contractors, Baltimore commuters, and Annapolis workers all land here for the same reason.

Drive your actual commute at your actual commute time before you commit. You are buying a location as much as a house.

Who Lives Here

The 21108 zip has a median household income around $128,930, a median age around 42, and only about 11 percent renters.

That last number tells you something. This is a place where people settle in and stay, which affects both the character of the neighborhoods and how often good inventory comes available.

Verify Three Things Before You Write

One: the school assignment for the specific address. Millersville addresses do not all feed the same high school. Severn Run High School opened in 2024 and took roughly half of Old Mill High School’s enrollment, which changed assignments for a number of properties. Some northeastern Millersville addresses feed Severna Park High School, which holds a Niche A and ranks first in the county.

Boundaries do not follow neighborhood names or mailing addresses. Confirm the exact address with Anne Arundel County Public Schools. This is the single most expensive assumption buyers make here.

Two: public sewer or private septic. Parts of Millersville are on private systems. If it is septic, your inspection scope is larger, the system is permitted for a specific bedroom count that may not match the listing, and future additions are constrained. Pull the permit from the Anne Arundel County Department of Health at 410-222-7193.

Three: the HOA. Many Millersville neighborhoods have associations. Maryland gives you a review and cancellation right on association documents. Use it. Look at reserves, dues, any pending special assessment, and the rules.

The Lifestyle Piece

Kinder Farm Park is here, 288 acres with walking, biking, birding, fishing, and picnicking. It is a daily amenity, not a brochure item.

The Baltimore and Annapolis Trail runs 13 miles through Annapolis, Arnold, Severna Park, Millersville, Pasadena, and Glen Burnie.

You are not on the water in Millersville, and that is the honest tradeoff versus Pasadena or Severna Park. What you get instead is space, central access, and parks.

How to Compete Here

Thirty days on average is not a frenzy, but it is not leisurely either, and Redfin called the market very competitive.

Get fully underwritten pre-approval before you tour. An underwriter who has reviewed your actual documents, not a pre-qualification letter.

Decide your offer posture in advance. Inspection approach, earnest money, settlement flexibility, appraisal gap. Deciding these under pressure on a Saturday does not go well.

Know what you will compromise on. In Millersville it is usually square footage, the specific pocket, or age of the home.

Who Millersville Fits

Good fit if you commute to more than one place, you want space and a yard, schools matter and you are willing to verify the specific assignment, and you want parks and trails nearby.

Look elsewhere if water access is your priority, in which case Pasadena or Severna Park make more sense, or if you want walkability to a town center, which Millersville does not really have.
