Here is the thing about Hanover that catches almost every buyer off guard.
The 21076 zip code sits in two different counties. Most of it is Anne Arundel. Portions are Howard. Same zip code, same mailing address, two different school systems, two different tax rates, and two different sets of closing costs.
If you take one thing from this article, take that. Everything else follows from it.
What Homes Cost
Published 2026 figures for 21076:
- Zillow: average value $539,976, down 0.4 percent year over year, with homes going to pending in around 11 days (updated 6/30/2026)
- Redfin: median sale price $533,000, up 4.4 percent, at $269 per square foot, up 15.5 percent, with homes receiving an average of 2 offers and selling in about 21 days. Redfin rates 21076 very competitive

Howard-side Hanover addresses commonly feed Hanover Hills Elementary, Thomas Viaduct Middle School, and Long Reach High School.
Two practical takeaways.
First, verify which county any address is actually in before you write. A mailing address that says Hanover tells you nothing about which side of the line you are on.
Second, run the numbers on both. The county difference affects your annual property tax bill, your closing costs, and your school assignment. Those are three of the biggest variables in the whole purchase and they are determined by a line you cannot see from the street.
Who Buys in Hanover
The 21076 zip has a median household income reported between roughly $112,841 and $146,869 depending on source, a median age around 36 to 40, and about 65 percent owner occupancy.
Two numbers stand out. Roughly 54 percent of residents hold a bachelor’s degree or higher, well above the national average. And about 13 percent of civilians are veterans, roughly double the national rate.
That second number tells you exactly what drives this market. Hanover is Fort Meade, NSA, and defense contractor territory, plus BWI and the federal employment corridor.
The Location Case

It is also townhome heavy. In a recent month, Redfin showed 44 townhouses and 4 condos among active inventory in 21076. If you are looking for an older detached home on a large lot, this is not that market. If you want newer construction, low maintenance, and modern layouts, it is a strong fit.
Movoto put active inventory around 116 homes with a $585,000 median list price, so there is genuine selection.
Verify These Before You Write
Which county the address is in. Already covered, and it is the big one.
The school assignment. Two systems serve this zip code. Confirm the specific address with the correct county system, Anne Arundel County Public Schools or Howard County Public Schools. Do not assume from the neighborhood name.
The HOA. Newer Hanover communities almost all have associations, and many are townhome or condo regimes. Maryland gives you a review and cancellation right on association documents. Use it. Check reserves, dues, any pending special assessment, and rental caps if you might ever rent the property.
Flood risk if relevant. Redfin reported that about 7 percent of properties in 21076 carry risk of severe flooding over the next 30 years, describing the zip’s overall flood risk as minor. Pull the determination for your specific address.
