Arnold is the community buyers find when they have looked at Severna Park, done the math, and started asking whether there is a version of that with a slightly smaller number attached.
There is, and it is not a consolation prize. Arnold sits on the Broadneck peninsula between the Severn and the Magothy, feeds one of the strongest high schools in Anne Arundel County, has genuine water access woven through its neighborhoods, and puts you roughly ten minutes from downtown Annapolis. It is one of the better values in the premium tier of this county and it gets overlooked because it does not have Severna Park’s name recognition.

What the Ratings Say
Niche gives Arnold an overall grade of A and ranks it fourth among best places to live in Anne Arundel County, with a population around 23,866. Niche reviewers consistently describe the area schools as highly rated and the neighborhoods as welcoming across age groups.
For context on the county’s top tier: Niche ranks Crofton first with an A+, and Severna Park third with an A. Arnold sits right in that conversation.
A 2024 Niche figure cited a median home value around $511,600, against $613,500 for Severna Park in the same dataset. County pricing has risen since, but the relationship between the two markets has held.
Location: The Actual Argument for Arnold
Geography is Arnold’s whole case, and it is a strong one.
Annapolis in about ten minutes. You get the state capital, the Naval Academy, downtown dining, and the sailing scene without paying Annapolis prices or dealing with Historic District parking.
Baltimore in roughly 35 minutes via Ritchie Highway and I-97.
BWI in roughly 25 minutes, which matters more than people expect for anyone who travels.
The Bay Bridge is right there via Route 50, which is either a major amenity or a major caution depending on your situation. If you want Eastern Shore weekends, you are ten minutes from the span. If you work on the Shore and commute west, drive it at rush hour before you commit, because that bridge backs up badly.
Fort Meade and the Washington corridor are reachable via Route 50 and I-97, though Arnold is a longer haul for that than Odenton or Severn. If Fort Meade is your daily destination, look there first.
College Parkway is the internal spine of the peninsula, connecting Ritchie Highway to the Broadneck side and out toward Sandy Point.
Schools
This is a substantial part of what Arnold buyers are paying for.
Broadneck High School holds a Niche grade of A, putting it in the top tier of Anne Arundel County public high schools alongside Severna Park High School, which holds an A and ranks first in the county with a GreatSchools rating of 9 out of 10.
One thing Niche reviewers note honestly: there is no high school located within Arnold itself. Students attend nearby, most commonly Broadneck, though attendance areas vary by address.
That is exactly why you verify. Anne Arundel County attendance boundaries do not follow town lines or mailing addresses. An Arnold mailing address does not guarantee a Broadneck assignment, and the difference matters both for your children and for resale. Confirm the specific assignment for any address directly with Anne Arundel County Public Schools before you write an offer. This is the single most expensive assumption buyers make in this county.
Anne Arundel Community College sits in Arnold, which brings local employment, adult education access, and a steady population of students and staff to the area.
Water Access, and the Distinction That Matters
Arnold sits between two rivers, and water access runs through the community in several forms. Understanding which form you are buying is worth more than almost anything else on this page.
True waterfront. Your property line touches the Severn or the Magothy. Private pier potential, riparian rights, and the top of the price range. Value here swings dramatically on water depth at mean low water, pier condition and permitting, protection from weather, and view orientation.
Water privileged. Your deed conveys rights to a community pier, beach, boat ramp, or slip without owning frontage. This is the value proposition across much of the Broadneck peninsula and it is frequently the smarter purchase. You get the boat and the water without the waterfront assessment, the flood insurance premium, the pier maintenance, or the shoreline liability.
Water view. You can see it. You cannot access it from your property. Worth meaningfully less than water privileged, and listing language does not always make the distinction cleanly.
Read the deed, not the description. This is the single highest value hour in an Arnold purchase.
The Critical Area applies here
Because Arnold sits on a peninsula between two rivers, a large share of the community falls within the Chesapeake Bay Critical Area, which covers all land within 1,000 feet of the mean high water line of tidal waters. That brings a minimum 100 foot buffer, impervious surface caps, forest clearing restrictions, and requirements for nitrogen-reducing septic systems on new installations.
If you plan to add on, put in a pool, or clear trees for a view, verify feasibility with Anne Arundel County Planning and Zoning at 410-222-7463 before you close. I cover the Critical Area rules in full in a separate article, and they deserve the attention.
Neighborhood Character
Arnold is not one thing. Broadly:
The Magothy side carries established water oriented communities with community piers, beaches, and a genuine boating culture. Ulmstead Estates is the best known of these, with a strong community structure and amenities.
The Severn side runs toward Annapolis and includes the Winchester on the Severn area and communities with South River and Severn River orientation.
The Ritchie Highway corridor holds the more conventional subdivision inventory, generally the most accessible pricing in Arnold, with the best commuter access.
The Cape St. Claire area sits at the eastern end of the peninsula toward the Bay Bridge and Sandy Point, technically its own community with its own strong association, beach, and marina, and functionally part of the same Broadneck conversation.
The overall character is established, family oriented, and outdoor focused without being showy. The Baltimore and Annapolis Trail passes through, Sandy Point State Park is minutes away, and the peninsula setting means water is part of daily life rather than a destination.
The honest tradeoffs. Niche reviewers note that construction is common as the area continues to develop, and that housing can be expensive. Arnold is car dependent. There is no walkable town center in the way Severna Park has Frederick Road or Annapolis has downtown.
What Your Budget Buys
Rather than a single median, think in bands.
The entry band. Smaller homes, older ranchers and split levels, townhomes, and condominium product in the Ritchie Highway corridor. This is the way into Broadneck schools for buyers who cannot reach the middle band, and it is competitive. When something clean comes up here it does not last.
The core band. Colonials, split levels, and updated ranchers on solid lots throughout the peninsula, many with community water access. This is the volume of the market and where most Arnold buyers land.
The water privileged band. Homes in communities with deeded pier, slip, and beach rights. Priced above the core band and, in my view, frequently the best value in Arnold if boating matters to you.
True waterfront. Its own market entirely, with longer marketing timelines and thinner comparable data. Expect a slower clock here and do not read time on market as a warning sign the way you would in the core band.
For county context, Maryland REALTORS reported an Anne Arundel County median sale price of $535,000 with a median time to contract of 8 days for June 2026.
Arnold vs. Severna Park vs. Annapolis
Since this is the comparison every Arnold buyer is actually running:
Arnold vs. Severna Park. Severna Park has the county’s top rated high school, a walkable commercial spine on Frederick Road, and stronger name recognition. Arnold has Broadneck’s A grade, comparable water access, closer proximity to Annapolis, and generally lower pricing. If Severna Park stretches you uncomfortably, Arnold is the first place to look and the school gap is narrow.
Arnold vs. Annapolis. Annapolis gives you walkability, history, and downtown life at a premium. Zillow put the average Annapolis home value at $633,333 as of June 30, 2026, up 2.0 percent year over year, with homes going pending in around 10 days. Arnold gives you more house, more lot, and Broadneck schools ten minutes away. If you want to walk to dinner, Annapolis. If you want a yard and a boat, Arnold.
Arnold vs. Pasadena. Pasadena is the value play with better water access per dollar and a step down in school ratings. Arnold is the premium play. Both are legitimate depending on which of those you weight.
The Buyer’s Checklist for Arnold
- Verify the school attendance assignment for the specific address with Anne Arundel County Public Schools.
- Determine exactly what water rights the deed conveys. Waterfront, water privileged, water view, or none.
- Check Critical Area classification and buffer geometry if the property is near water, and verify any renovation plans with Planning and Zoning before closing.
- Confirm public sewer versus septic. Portions of the peninsula are on private systems, which changes your inspection scope significantly.
- If a community association conveys pier or slip rights, find out whether a slip is actually available or whether there is a waiting list. Rights on paper and a slip in the water are not the same thing.
- Drive your commute at your actual commute time. Especially if it involves the Bay Bridge or Route 50.
Working Arnold
Arnold and the Broadneck peninsula are core territory for my team. We work this market alongside Severna Park, Annapolis, and Pasadena, which matters because the right answer for a given buyer is frequently one of the neighbors rather than the community they started with.
